Property Improvements

Property use includes the following, but not limited to: motocross riding, motocross racing, ATV riding, ATV racing, off-road trail riding and off-road trail racing, outdoor concert events, music festivals, fun runs, mud runs, crawfish festivals, JetSki and wakeboarding competitions as well as other water sports. It could also be used for off road park for sxs riding and competition, camping, hiking, bicycling and other forms of family recreational activities. 

 

Property could also be used for sand and gravel mining operations.  The property has substantial amounts of topsoil and select fill.

Shop Area

Construction of a .47 acre new shop area located on the northern side of the property. And the development of a 1/2 acre elevated pad for the purpose of securing heavy equipment and assets related to the business. Move approximately 30,000 yd.³ of dirt and rock. Placed and compacted material in 8 inch lifts. Installed underground utilities, including city water and 200 amp electrical service. Installed approximately 160 feet of 12 inch corrugated drain line and two 3 x 3 storm sewer inlets. Formed and poured approximately 6000 ft.² of 3500 psi concrete paving. Construct one 30‘ x 50‘ covered awning with back wall. Install new lighting and security system for the shop. Relocate 2-40 foot Connex containers and 3-20 foot Connex containers Installed fencing and gates around the perimeter of the new shop area. 

 

Aluminum Bleachers

Purchased five sets of commercial grade aluminum and steel framed bleachers for spectating special events. 

 

Pavilions:

Built one 24‘ x 30‘ pavilion on Safari land. Built one 20‘ x 20‘ covered stage area located on the east side of safari. 

 

Festival area improvements:

Installed 4 - 4 inch PVC sewer clean out in the festival area. Installed one 200 amp service for RV spots including a 2 inch waterline. Installed 200 amp service for a future concert stage on the eastern side of the festival area. Installed 5–50 amp RV plug’s and 10–30 amp RV plugs. Placed and compacted 215 tons of crushed concrete throughout the festival area. Purchased 5” by half-inch thick industrial grade square tubing. Material is to be used for the concert stage. 

 

Safari:

Purchased an additional 44+ minus acres of Raw undeveloped property. Select cleared and shredded underbrush on the new parcel. Developed drainage system throughout the entire parcel. Excavated approximately 27,000 lineal feet of drainage, ditch and mitigation swales throughout the property. Install 440 lineal feet of corrugated drain pipe and reinforced concrete pipe for 12 culvert crossings for future driveways and roadways to gain better access throughout the property and improve drainage. Built approximately 15,800 feet of new roadway. Placed gravel and broken asphalt on approximately 9000 lineal feet of new road and compacted. Removed existing fencing from the property and reinstall 4,580 lf of fencing for easier access as well as property control for special events. Installed five new gates throughout the property. Constructed and designed, approximately 4 miles of track and trail system within the developed area. This is for the purpose to host a broader range of special events which include electric bicycling, Motorcycle trail riding, fun run, events, mud events, hiking trails, and off-road vehicle driving events. Please note; the purchase price of the property is not included in this total.
